February has been identified as the prime month to list your home for sale, a study by Rightmove has revealed. Data indicates that 68.9% of homes put on the market in February successfully found buyers. Following closely behind are January and March, both with a success rate of 68.8%. April ranked third with 68.7%, and May with 67.7%.
In contrast, October showed the lowest success rate at 65.4%, yet a significant portion of homes listed in this month managed to secure buyers. On average, it takes about seven months to finalize a sale after listing a property.
The study by Rightmove examined millions of property listings from 2014 to 2024, excluding 2020 due to the pandemic. The analysis did not include 2025 to account for homes listed later in the year awaiting buyers.
January emerged as the quickest month for finding buyers, taking an average of 47 days, followed closely by February at 48 days. March saw the highest number of new property listings and overall sales agreements.
Colleen Babcock, Rightmove’s property expert, stated that February stands out as the optimal month for selling a home, emphasizing the approaching Spring home-moving season. She advised potential sellers considering a 2026 move to act promptly to leverage the heightened home-buyer activity.
Housing Secretary Steve Reed highlighted efforts to streamline the buying and selling process, aiming to expedite transactions, prevent fall-throughs, and reduce stress for individuals pursuing their dream homes.
John Baybut, Managing Director at Berkeley Shaw Real Estate in Liverpool, noted the robust conditions in the UK property market, fueled by lower interest rates and consistent long-term growth in property values. He underscored the importance of preparedness for serious buyers during the busy February period.
Mike Sharman, Group Managing Director at Sharman Quinney, described January as a bustling time for vendors planning their moves in the upcoming year. He highlighted February and March as peak months for new property listings, driven by the early onset of spring and vendors’ proactive market assessments.
